Just off the main living area, the garage has been transformed into a fun game room, adding an extra layer of entertainment for kids, teens, and adults alike. A conveniently located half bath on the first floor makes hosting groups effortless.
Slide open the doors and step into your private backyard paradise—complete with a heated saltwater pool, shaded pergola, outdoor dining, BBQ grill, and an outdoor shower that’s perfect after beach days or pool time. The fully turfed, fenced yard offers a clean, safe space for kids and pups to play while adults unwind.
Upstairs, you’ll find four purposefully designed bedrooms, majority of which are equipped with its own Roku TV. The luxurious primary suite feels like a private spa retreat, featuring a soaking tub, double rain shower, and Jack-and-Jill sinks—ideal for winding down after a full day of sun and exploring.

The beautiful and highly sought after Vilano Beach area is pristine landscape. Our particular location is a close to 3 amazing Vilano beach restaurants including The Reef, Aunt Kate’s, and world famous Cap’s on the Water. In addition, the exclusive beach is a short 9 minute walk.
We will do our best to offer any help you need, but we offer a self check-in that is 100% fully automated should that be what you prefer.
Ubers and Lyfts are plentiful and available, but downtown St Augustine is also only a 5 minute drive.
Safety:
The hallways are lit with photosensor nightlights, so you can see your way at night when moving throughout the house. Attached at each photosensor light is an emergency, battery pack powered light, that can be detached and automatically turns into a flashlight. There is a motion sensor light over the main driveway. There are two cameras – one floodlight camera above the driveway and doorbell cam. Public space facing only

Your booking serves as confirmation that you have read, understand, and agree to these rules and the fees they carry if violated. These rules are in place to protect the property, ensure a comfortable stay for all guests, and maintain a respectful relationship with our neighbors.
House Rules
Trash Removal & Recycling (Thursday / Friday)
Fridays are trash and recycling days. If you are staying on Thursday, we kindly ask that you place the trash and recycling cans at the curb Thursday evening. Pickup occurs early Friday morning.
If you are checking in on Friday or are at the home after pickup, please return the bins to the side of the house, located to the left of the garage.
Age Requirement / Third-Party Bookings
The minimum age to book this property is 23 years old. Third-party bookings (where the booking guest will not be present at check-in) are not permitted. Violation of this policy will result in immediate cancellation of the reservation without refund.
Parking
Parking is free and available on-site. You must notify us in advance of the number of vehicles in your party so we can comply with local regulations. A maximum of four vehicles may park on the property. No street parking is permitted. Parking can be tight for larger vehicles; if additional parking guidance is needed, we are happy to provide options.
Additional Guests
Any guest entering the home beyond the number listed on your reservation is subject to a fee of $30 per person, per night. A guest is defined as anyone who enters the property at any time.
This policy is strictly enforced to prevent parties, maintain neighborhood relations, and comply with local occupancy and fire marshal regulations. Accurate guest counts also ensure proper preparation of linens, towels, and amenities.
Pet Policy
We are dog-friendly and welcome up to two dogs per stay with a $100 non-refundable pet fee per pet. Additional dogs must be requested and approved in advance.
Cats are not permitted and will result in a $500 fine. Any undeclared pets will also incur a $500 charge.
Dogs must remain leashed in the front yard at all times. The backyard is fully fenced and approved for off-leash use. Pets are not allowed on furniture or beds. Excessive pet hair, damage, or waste left behind will result in an additional $100 cleaning fee.
Guests agree to crate their dogs when not present in the home. A kennel is provided if needed.
TV Services
The home is equipped with Roku TVs. Guests are responsible for signing into and out of their personal streaming accounts before checkout.
Internet Access
High-speed internet is provided. Access requires entering a name and email address. This information is used solely for security and compliance purposes and is never sold or shared.
While we make every effort to maintain reliable service, internet outages are outside our control and are not grounds for refunds.
Parties, Smoking, & Noise
Parties, smoking, loud music, and disturbances are strictly prohibited. Any violation may result in immediate cancellation of the reservation without refund.
A $250 fine will be charged for any noise complaint requiring intervention. Exterior cameras monitor public-facing areas only and are used solely to verify compliance. There are no interior cameras.
Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM on weekdays and 11:00 PM – 8:00 AM on weekends. This is a residential neighborhood, and strict adherence is required.
Damages
Guests must report any existing damage within 4 hours of check-in. Failure to report damage may result in responsibility for repair or replacement costs identified after checkout.
Early Check-In / Late Check-Out
Early check-in or late check-out must be requested at least 24 hours in advance and is subject to availability. Each is $50.
Guests remaining past the 10:00 AM checkout time will be charged $100 per hour.
Travel Insurance
We strongly recommend purchasing travel insurance. We do not issue refunds for weather, illness, or travel disruptions.
BBQ Grill
The grill is charcoal. Guests must be experienced with charcoal grills and are responsible for cleaning it after use. The grill should not be moved.
Firepit
Guests must be comfortable operating an open fire. Please fully extinguish fires after use and turn off all backyard lights before bedtime to respect neighbors. Firewood is not provided but is available locally.
Landscaping
Landscaping typically occurs on Tuesdays and may vary due to weather. We appreciate your cooperation with our landscaping team.
Lost Items
We are not responsible for lost or forgotten items. If an item is recovered and returned, a $20 processing fee plus shipping will apply.
Garbage Disposal
Use the garbage disposal sparingly. Do not place hard or sticky items inside. Any plumbing service required due to misuse will result in a $75 charge.
Security Cameras
The property has exterior cameras and a doorbell camera monitoring public-facing areas only. Tampering with cameras will result in immediate termination of the stay without refund.
Check-In
Check-in is at 4:00 PM. Access codes are sent within 24 hours of arrival. Self check-in only; no key exchange.
Checkout Instructions
Before departure, please:
• Start the dishwasher with used dishes (free of food debris)
• Remove all trash to the outdoor bin
• Pick up and dispose of pet waste
• Set AC to 78°F in summer or heat to 68°F in winter
Excessive mess or trash left behind will result in a $100 deep cleaning fee.
