This 3 bedroom, 2 bath ranch style home is sure to provide everything you need to enjoy your vacation. Two driveways allow for ample parking for everyone in your party. The laurel green bistro dining set sits amid the entryway and just asks for you to enjoy a nightcap or morning cup of joe with your significant other or family member. Upon walking through the front door you immediately can feel the warming presence of the Marsh View Ranch nudging you to come inside and take advantage of all its amenities. The front doorway opens into the living room, where you’ll want to kick off your shoes after a day of traveling or basking on the beach. Sprawl out on the jumbo L shaped couch, relax and watch your favorite tv shows on our booming 65” screen.
To the left beyond the sliding barn door is the master suite. This room offers a dedicated work space for the traveler who is here on pleasure, but also needs to take care of business throughout their stay. With over 650mbp/s of bandwith, there is no job that cannot be tackled from this charming wooden desk. The lovely, custom built, farm-house style headboard will make you feel this bed was made just for you.
The right of the living room opens up to the main bathroom and two spare bedrooms. Each bathroom comes loaded with shampoo, conditioner, body wash and hand soap. As well as towels, makeup cloths, and handtowels to satisfy however you like to stay clean.
The first spare bedroom is the Goldfish room. There is a luxurious queen bed that can easily fit a couple. For those traveling and needing an extra sleeping spot, there is a pull out futon almost as comfortable as the bed itself. It can be pulled out in minutes. Also provided are hangers and large walk in closet which will easily accommodate any luggage you’ve brought along the way.
Deeper into the house is the second spare bedroom, the Fern room. Plopping into this king bed after a long day of travel will whisk you away and make you feel like you are sleeping on a cloud. Wake up in the bed and take a view out the back window and you may see some morning cranes perusing through the marsh. The mustard chair in this room folds out into a twin size sleeper, perfect for anyone traveling with an extra person or for someone traveling with children. Did I mention the massive walk-in closet, 4 x 12 feet!
The living room connects seamlessly to the dining room and kitchen. Once past the two ivory columns you will be astonished by the feel of the acacia wooden table with the electric fireplace, nestled in white shiplap. This is the perfect chance for you to gather with your family or friends at the dining room table, and divvy up your steak dinner prepared on the BBQ grill. Be sure to grab your camera, and take group pictures under the edison bulb chandelier with fireplace as a backdrop.
The kitchen provides ample amenities to cook a proper meal. Included is the four burner range, large oven, chef grade hood, blender, food processor, and toaster. Provided are stainless steel pots, pans, baking ware, and cooking sheets. Enough equipment to make Gordon Ramsey blush! Get after the wine cooler, with plenty of room to case your favorite whites and reds.
For the coffee connoisseur, we offer varieties of Keurig options as well as the option to fire off American style pot coffee.
Working even more towards the back of the house, is the boho themed sun room. With large windows on each side, you are free to view the backyard and marsh, overlooking both outdoor sitting areas including the lounge room deck and the firepit behind the large birch tree. You will find plentiful board games to enjoy including Scrabble, Checkers, playing cards, and of course you MUST play some St Augustine-opoly to feel like a local.
While the inside of the house is extravagant, the outside of the house is a true gem. First, you walk out onto the tiled deck. Here, you will find two tables and enough seating for 8 on this sheltered wicker furniture. While most the shade is provided by the birch tree, should the sun be overbearing go ahead and open up the 10 foot umbrella. Enjoy the cover with a refreshing glass of lemonade or iced tea. The solar battery powered umbrella can be turned on at night to provide ambient lighting. Enough to light up the area while you and your party talk the night away, but not too bright to cut out the stars and natural lit up view of the sky.
The dog friendly backyard has over 3000 sq feet of grass and runs all the way up to the marsh. The 30 foot birch tree provides shade for most of the backyard throughout the day, so you can stay cool while enjoying the Florida weather. Kick back and relax in the swing chair, hanging from the tree you can kick your legs up and feel weightless.
No outdoor space would be complete without an area to congregate over an open fire. The firepit has ample seating and the best part is the bistro string lights woven above the seating area. With a switch connected to the post, this can be turned on and off in an instant. Also provided, is a 3 prong plug in to charge whatever you need. With a retractable garden hose that easily reaches toward the firepit from the house, dousing the fire at the end of the night is a breeze. Plan ahead, and bring marshmallows and s’more kits for a night you will never forget.
Dog loving aficionados will enjoy all the perks we have built in just for your furry friends. There is a dog bath on the side of the house to keep your pup clean and happy. Also provided is a food and water bowl, towels, and shampoo. Please be aware there is a $100 per pup dog fee that will be collected prior to check-in.
A 1 minute walk up the road and you will be at Dos Coffee – one of the trendiest, and tastiest coffee and wine shops in St Augustine. Across the street, is Crème de la Cocoa – all the rage in St Augustine when it comes to sweets and baked goods.
Kitty corner from these shops is the red Trolley pickup. Get yourself a trolley pass for the day and you can hop on and off at different areas of St Augustine and not have to worry about the craziness of parking downtown. Also, there are bike rentals within a 1 minute walk of the house. There are multiple modes of transportation to get to and from the Marsh View Ranch.
You are less than 2 miles from both Vilano Beach, and St Augustine downtown. Take your pick or just spend the weekend here and never leave.
St Augustine has so much offer, the Marsh View Ranch is the perfect jumping off point to get the most of out of your visit. With plenty of live music, world renowned restaurants, beach and downtown settings, as well as exclusive wine and beer offerings, St augustine is sure to satisfy even the most sophisticated traveler.
Safety:
The hallways are lit with photosensor nightlights, so you can see your way at night when moving throughout the house. Attached at each photosensor light is an emergency, battery pack powered light, that can be detached and automatically turns into a flashlight. There are multiple escape routes throughout the house that are listed at the bottom of this handout. There is a motion sensor light over the main driveway as well as in the backyard (this one can be turned off).
Below the sink is the fire extinguisher, as well as the first aid kit.
The firepit has a metal grate that at the end of use must be placed back on in order to avoid kicking off embers. There is a hose attached to the house that stretches and can easily reach the firepit area to douse the fire before putting the grate in place.
You will be given a code that only is available to you, it will be given to you 24 hours prior to your departure and is deleted and invalid within hours of checkout.
The Marsh View Ranch is a fantastic place for families and children of all ages. While it is family-friendly, it is not child-proof. Furniture is not bolted into the walls, and drawers and cabinets are not equipped with child safety fasteners or locks. Ultimately, you accept responsibility for the safety of all guests including children <18 years old.
We will do our best to offer any help you need, but we offer a self check-in that is 100% fully automated should that be what you prefer.
The coveted Fullerwood neighborhood is close to the Fullerwood park and has multiple tasty restaurants and hang out spots all in walking distance. Dos coffee is a trendy coffee shop that has tasty pastries and wine too. For desserts, hit up Creme da la Cocoa. The Trolley pickup, Fountain of Youth, and the Old Jail are all easily reached by foot!
You will have access to the entire home and lot.

Your booking serves as a confirmation that you have read and agree to our house rules and will pay the fees they carry if the rules are broken. The following rules are to protect our property and ensure a comfortable, safe stay for all our guests and respect our neighbors.
Age Requirement/3rd Party bookings:
The minimum age requirement to book the Marsh View Ranch is 23 years old. We do not allow third party bookings (bookings where someone else books for another guest, and will not be present at check-in). If any of these rules are broken, you agree to immediate dismissal from the property w/o refund.
Parking:
Parking is free, included, and plentiful. You will need to verify with us ahead how many cars will be in your party. Again, this is to satisfy local regulations as we need to account for each car on the unit. No cars are allowed on the street.
Additional guest:
Each guest that enters the ranch over the number of guests shown in your booking is subject to an increase of $30/per night. We define a guest as anyone who enters the house. For example, if you have a 3 night booking and have 2 additional guests in, we calculate the price at $30 fee * 2 guests * 3 nights = $180. Please keep this in mind when planning your trip. This is meant to curb parties and other loud gatherings which helps us to provide a quiet environment for all guests as well as to remain in good standing with our neighbors. Also, there are occupancy taxes and local fire marshal regulations that require us to prepare and plan for the exact number of guests overall.
Largely, an accurate guest count also ensures you will be provided enough towels, starter pack bathroom amenities, and sheets to accommodate everyone in your party.
Pets Policy:
We love our furry friends and have a loveable rescue of our own! However, we ask that you please be respectful of our home during your stay. There is a $100 non-refundable pet charge (per pet) which is required for a thorough cleaning of the house between stays. Generally, we max out at 2 dogs per stay. You can request additional dogs, but this is reviewed and accepted upon our discretion. This provides a comfortable experience for the next guest. Unfortunately, cats are not allowed in our home and will be subject to a $500 fine. Additionally, any pets found to be in the home without our knowledge will also be subject to a $500 charge.
When unloading your pets, be sure to keep them on the leash or at anytime while in the front yard. The pets cannot be loose while in the front, but the back is entirely fenced off so this is where they can be off leash.
We ask that you please keep dogs off the furniture. This allows us to remain a dog-friendly home and ensures that any future guests can also enjoy the Marsh View Ranch. For your convenience, we also have a dog wash station outside on the side of the house with provided shampoo to help you keep your pup clean during your stay. There is also a stand with two bowls for food and water for your pup. You are responsible for cleaning up after your dog. Please pick up after your dog in the yard and place all bags in the trash bin on the side of the house. If there are excessive amounts of dog excrement left behind OR excessive dog hair, there will be an extra $100 cleanup charge assessed after checkout.
In order to protect your dogs safety, as well as our home, you agree to kennel your dogs at all times when not present at the house.
Prior to check-in, be sure to tell us your dog’s name for a special welcome!
TV Services:
The unit is equipped with a Roku TV and will require guests to sign into their app accounts. It is the guests responsibility to sign out of their accounts prior to check-out to maintain the integrity of your account. There are two remotes: 1 for the Roku TV, and one to activate the LED lights behind the TV. If you wish to use this light feature, the remote generally will take a few seconds to warm up when the first button is pushed, so hit any button and wait about 5 seconds to activate it, then you can begin to flip through the settings. It is sound and voice activated, and has 4 different strobing options at the bottom of the remote.
Internet Access:
We offer blazing fast internet. To connect, you will be prompted to provide a login and create a password. By using our internet and providing an email address, you agree that you will not be participating in illegal activity and are willing to receive communication via email if need be. This will very similar to accessing internet at an airport, or hotel. These notifications can be canceled at anytime. We do not distribute or sell email addresses. Largely, this is used to ensure that should we get called for any sketchy internet use, we have a record of who was using the internet that day. We guarantee that the internet is paid for, however, should the internet go down we will attempt to fix the issue by scheduling an appointment with Xfinity. Due to the nature of these calls and their scheduling, we are at their mercy. We do not refund for loss of internet as this is out of our control but promise to do everything in our power to get it back and running as soon as possible.
Parties, Smoking, and Noise:
We do not allow any smoking, parties, loud music, or disturbances. We love our neighbors and like to respect their comfort. Therefore, parties are not allowed under any condition. If we get the sense that a party is happening and we are unable to reach you, we will have to alert the online travel agency. Any instance of breaking these rules can result in your booking being immediately canceled. Dates canceled due to a violation of this rule will not be refunded. A $250 fine will be charged for any noise complaints that require intervention. We use surveillance technology in the way of cameras in the front of the house and driveways, we will use this to verify that rules are not broken. There are no cameras inside the house.
Quiet Hours:
Quiet hours are after 10 pm on weekdays, 11 pm on weekends. Please respect our neighbors who live and work in this community. This is a very prestigious area of St Augustine and highly residential, we wish to preserve its integrity as well as maintain our relationship with our neighbors.
Damages:
It is your responsibility as the guest to report any damage you find inside the apartment within the first 4 hours of check-in. We do thorough maintenance checks, but sometimes, we may miss things. When this happens we will confirm that the damage was not your responsibility. However, if no damage is reported within the first 4 hours of the booking, and there is damage found at the end of your stay, the replacement and repair value will be the responsibility of the guest.
Early Check-in & Late Check-Out:
If you want to check in early (ECI) or check out late (LCO), you must request the option at least 24 hours in advance. The cost for either of these is $50. If you are in the house after the check-out time (10 am), you will incur a $100 late check-out charge for every hour beyond the check-out time. This helps us ensure that there is ample time to thoroughly clean the home for our next guests. All ECI and LCO requests are subject to our approval and availability. We are not responsible for guest belongings after check-out time. We will do our best to notify you and return items to you in the event that we find something left behind.
Travel Insurance:
We value our guests’ experience and aim to provide a clear understanding of our weather-related policies. Please review the following carefully:
No Refunds for Weather or Hurricane Threats: Hurricanes are a yearly occurrence in Florida, particularly during hurricane season (June through November). As such, the threat of a hurricane or potential evacuation during your stay is not an acceptable reason for a refund. We do not offer refunds for inclement weather, storms, or hurricanes unless a mandatory evacuation order is issued for St. Augustine or our rental property’s location.
Mandatory Evacuations Only: In the event of a mandatory evacuation, we will issue refunds for any unused portion of your stay.
Traveler’s Insurance is Highly Recommended
We strongly encourage guests to purchase travel insurance, especially for stays during hurricane-prone months. Travel insurance can help protect your reservation investment in case of unexpected disruptions, including weather-related cancellations or evacuations. Many providers offer coverage tailored for such scenarios.

BBQ Grill:
The grill is propane and is a standard grill with side burner. Do not use the grill unless you are comfortable with propane grills and have experience with them. Do not move the grill. If using the BBQ grill, we ask that you clean it after each use. To do so, please turn the burners on high for 5 minutes with the lid down, then turn off the burners, and scrape the grill using the grill scraper. Turn off the propane tank at the end of use.
Firepit:
The firepit is one of the most enjoyable features of the house, however, safety comes first. You must feel comfortable starting a fire on your own, we are not responsible. If you do not feel comfortable working an open fire, please do not use the firepit. There is a metal grate that must be placed on prior to leaving the firepit once you have extinguished it. This is to avoid burning embers leaving the pit. To extinguish the fire at the end of use, there is a retractable house connected to the side of the house at the main driveway. Run the hose through the fence, then turn it on to expand it. It will reach the firepit easily once extended. Before going to bed, be sure to switch off the string lights with the switch attached to the adjacent post.
Plan ahead! Based on local regulations and policies, we cannot provide firewood. However, firewood can be purchased at multiple locations on your way into town – Home Depot, Lowes, Walmart, and Ace Hardware are all within 10 minutes of the home.
Landscaping:
Generally, landscaping occurs on Fridays. You may be asked to move your vehicle if parked on the driveway towards the shed side of the house. Depending on the weather, this date may change. We ask that you do your best to work with our landscapers who work so diligently on keeping the yard in tip top shape for guests.
Lost Items:
We are not responsible for any lost items left behind by guests, or items that were shipped to you during your stay. We do make every effort to return items to guests that are of high value, such as electronics, jewelry, etc. You will be required to pay for shipping and a $20 processing charge for any items left behind.
Use of garbage disposal:
The garbage disposal can be turned on with a switch located below the sink. Please be gentle with garbage disposal, and when it is being used always be sure water is running while disposing. Do not put hard or sticky items down the disposal. If you are unsure of what can be put in the disposal, just throw it in the garbage can. If there is any damage to the garbage disposal and a plumber needs to be called, a $75 service charge will be assessed at check out.
Special instructions for Trash removal (sun/mon) and Recycling (wed/thur):
Mondays are trash days at the Marsh View Ranch. We kindly ask that you bring the trash can to the end of the curb if you are at the house on a Sunday. If checking in or are at the house on a Monday, we ask that you return the trash to the side of the house.
Wednesdays are recycling days. We ask that you bring the green recycling bin down to the curb on Wednesday, and back up on Thursday if staying over these weekdays.
Other things to note:
This house is dog friendly and we would like to keep it that way! As mentioned before dogs are not allowed on the furniture in any of the rooms nor are they allowed on the beds. We love our furry friends but if these rules are not respected we will have no choice but to stop permitting dogs.
The pump for the AC unit is located in the master suite. However, it is not generally loud enough to cause any issues. If you have light sleepers in your group, and you are staying at a time when the AC will be on, they may want to use one of the spare bedrooms instead. Please bring earplugs if you consider yourself a light sleeper and wish to use the master suite.
We cannot provide add’l lock codes or provide your unique code to others in your party. You will be solely responsible for the use of your lock code.
We have two cameras on the property and they face public facing spaces only. These are primarily for the safety of the home, and for guests staying on the property. One camera overlooks the driveway, and the other is a doorbell camera. If these are found to be tampered with, you stay will be discontinued without refund. We will check with out internet service provider first to ensure this is not a connection issue.
The backyard is fenced to the end of the marsh. You are responsible for yourself and the other members of your party to make sure no one is playing/hanging beyond the fencing area. Depending on the tide, you can easily step in the marsh without realizing there was water there. This is not a safe area to be exploring, or playing in. We are not responsible for anything that happens if you walk past the firepit area and into the marsh. You enter the marsh at your own risk. You are responsible for keeping an eye on any children and pets.
Check in instructions:
Check in is at 3 pm. You will receive your code w/in 24 hours of arrival. The check-in is self-driven and does not have a key exchange.
Prior to checking out:
Please place all used dishes in the dishwasher and start a clean prior to leaving free of food debris.
All trash should be placed in the bin on the side of the house outside.
Please pick up after your dog in the yard and place all used bags in the trash bin on the side of the house. You are responsible for cleaning up after your dog, if there is excessive amounts of dog excrement left behind OR excessive dog hair there will be an extra $100 service charge assessed after checkout.
If it is summer, set the AC to 78 degrees. If it is winter, set the heat to 68 degrees upon checkout.
Our team will take pictures to document the condition of the home upon check-out. If there is excessive trash in the unit upon check-out, we will charge an additional $100 deep clean charge.
