Keep in mind, the temperature of the pool itself is variable based on season, humidity, and ambient nightly temperature. We keep the pool set at 84-85 degrees. The pool heat pump operates most efficiently at air temperatures above 60 degrees. Less than 55 degrees and the pump automatically shuts off. This is programmed into the unit itself to prevent it from frying out. We do not refund for pool temperatures as this is due to weather and temperature and is out of our control. Please keep this in mind when booking during particularly cold months, specifically November - February. The Villa: This new construction home has an astonishing 4 bedrooms, 2.5 baths, and the capacity to easily accommodate 12 guests. Every inch of this space was designed to provide your perfect vacation and escape from the hustle and bustle of daily life. Immediately upon pulling onto the property, a sense of calm and serenity hits you and your worries are melted away. The teal door and matching hanging Egg chairs in the front entryway are beckoning you to take a seat. Relax, soak in the views of the beautiful blue sky and stars of the night, and listen to the sound of the ocean. Once inside, kick off your shoes, take a deep breath, and revel in luxury. The 9 foot ceilings, open concept kitchen and living, and modern and clean quartz countertops are fit for a king. You’ll immediately notice the massive 72” TV, equipped with Roku. All you need to do is sign in to any of your old accounts, and pick up where you left off with your latest shows. There are also two Rattan chairs, and extra poofs that can be used as foot rests. The pine wooden dining table is betwixt the kitchen and living room, so you are free to keep an eye on multiple areas. The truly perfect setting for a family dinner and show off your perfectly cooked steaks from the BBQ grill, or a 5-course meal you whipped up in the fully stocked kitchen! Start your morning right, and have coffee, or tea, the way you like it! We supply coffee beans, ground coffee, sugar, creamers, and an assortment of k-cups and creamers. In the shelving above and below the bar, you’ll discover an electric kettle, coffee bean grinder, French press, pour over, electric milk frother, and Duo Keurig where you can brew up a whole pot, or a single k cup of whatever pleases you. Don’t tell Starbucks, they’ll be jealous! Through the sliding doors behind the kitchen, is one of two amazing entertainment areas. Here you will find a couch, two chairs, and tables – a fantastic area to catch up on the latest gossip… I can’t believe Sarah said that!! The backyard is fully fenced, so feel free to let your kids and doggos play and release their energy back there. We provide horseshoes, cornhole, and ladder toss as fun outdoor yard game options. Here you will also find the BBQ grill and the solo firepit hangout area. Looking to relax? Sprawl onto the hammock or grab your favorite beverage and layout in the teak lounge chairs. We have extensive string lighting in the backyard so the fun doesn’t haven’t to end just because the sun goes down! A light switch located by the sliding glass doors makes turning the lights on and off a breeze. Work your way back inside, and you will see the garage is now your own personal game room! Shuffleboard, Ping Pong, and Tiki Ring Toss are all here for your entertainment. You will also find 30+ board games, puzzles, and card games. This is also where you’ll find beach chairs, a beach cart, drink cooler, and EV charger for your convenience. In the downstairs closet by the stairs is where you can find yard games, a pack and play, a protective child gate for the stairs, beach towels and more items to complete your stay. Head towards the master bedroom, and you’ll see the herring bone-wallpapered half bath. Get ready to catch up on some much-needed sleep once you enter the Endless Sea Room. This master suite has it’s own bathroom equipped with jack and jill sink, and a spacious shower. Nestled in dark blue shiplap, the luxurious bed and sheeting will put your mind at ease. There is also a full pullout chair, that will easily accommodate an additional guest. Head upstairs and you’ll be greeted by one of the most unique spaces in the house. To the left is a desk and private work space area. Just because you’re on vacation, doesn’t mean you can’t catch up on some work if you need to. Above the desk are multiple books, grab one that fancies you and head to the right where you’ll see the reading nook. Open the shades and spend a morning lounging back and getting lost in a book. This comfortable and cozy day bed can also be extended and turned into another sleeping spot. Just to the right of the desk is the Sun Room. A queen sized bed, the modern décor and hanging pendant lights will envelop you in tranquility. To the right of the Sun Room is the Paradise Room. Here you’ll find 4 bunk beds, with a bladeless ceiling fan. These twin beds are perfect for children but also easily accommodating adults as well. You won’t be able to resist the urge to feel like a kid again. Last of the bedrooms, but certainly not least, is the Oyster Room just past the reading nock. This Boho themed room has sconces that can be easily turned off or on with the flip of a switch so you won’t need to step off the decadent bed when you’re ready for some rest. This room boasts another king-sized bed. Finally, there is another jack and jill style bathroom upstairs that can accommodate multiple guests getting ready at one time. Transit

Ubers and Lyfts are plentiful and available, but downtown St Augustine is also only a 7 minute drive.

Notes

Safety: There is a pool alarm on the sliding door from the inside of the property that leads to the pool. There are more details about how to properly monitor and use the pool alarm after you're booking. The hallways are lit with photosensor nightlights, so you can see your way at night when moving throughout the house. Attached at each photosensor light is an emergency, battery pack powered light, that can be detached and automatically turns into a flashlight. There are multiple escape routes throughout the house that are listed at the bottom of this handout. There is a motion sensor light over the main driveway. Below the sink is the fire extinguisher, as well as the first aid kit. With wall mounted fire extinguishers in the garage and upstairs level. The solo firepit is smokeless and wood burning. In case a fire needs to be put out abruptly, there is a hose connected to the side of the house by the shower and can be used to douse a fire if needed. You will be given a code that only is available to you, it will be given to you 24 hours prior to your departure and is deleted and invalid within hours of checkout. The Villa at Vilano is a fantastic place for families and children of all ages. While it is family-friendly, it is not child-proof. Furniture is not bolted into the walls, and drawers and cabinets are not equipped with child safety fasteners or locks. The pool alarm is permanent, mandated by the state of Florida, and unable to be removed. Ultimately, you accept responsibility for the safety of all guests including children <18 years old. We do provide a child gate, as well as a pack and play. There are 3 cameras facing public facing areas only. One is a doorbell camera, another overlooking the driveway, and one overlooking the pool equipment. This is primarily for your safety.

The beautiful and highly sought after Vilano Beach area is pristine landscape. Our particular location is a short walk to the most popular restaurant in St Augustine, Cap's on the Water. In addition, the exclusive beach is a short 5 minute walk.

House Rules

Thank you for booking with us! We truly love our home and look forward to hosting you at the Villa at Vilano. We ask that all guests read and review our house rules below. Your booking serves as a confirmation that you have read and agree to our house rules and will pay the fees they carry if the rules are broken. The following rules are to protect our property and ensure a comfortable, safe stay for all our guests and respect our neighbors. Age Requirement/3rd Party bookings: The minimum age requirement to book the Villa at Vilano is 23 years old. We do not allow third party bookings (bookings where someone else books for another guest, and will not be present at check-in). If any of these rules are broken, you agree to immediate dismissal from the property w/o refund. Parking: Parking is free. You will need to verify with us ahead how many cars will be in your party. Again, this is to satisfy local regulations as we need to account for each car on the unit. No cars are allowed on the street. Additional guest: Each guest that enters the Villa over the number of guests shown in your booking is subject to an increase of $30/per night. We define a guest as anyone who enters the house. For example, if you have a 3 night booking and have 2 additional guests in, we calculate the price at $30 fee * 2 guests * 3 nights = $180. Please keep this in mind when planning your trip. This is meant to curb parties and other loud gatherings which helps us to provide a quiet environment for all guests as well as to remain in good standing with our neighbors. Also, there are occupancy taxes and local fire marshal regulations that require us to prepare and plan for the exact number of guests overall. Largely, an accurate guest count also ensures you will be provided enough towels, starter pack bathroom amenities, and sheets to accommodate everyone in your party. Pets Policy: We love our furry friends and have a loveable rescue of our own! However, we ask that you please be respectful of our home during your stay. There is a $100 non-refundable pet charge (per pet) which is required for a thorough cleaning of the house between stays. Generally, we max out at 2 dogs per stay. You can request additional dogs, but this is reviewed and accepted upon our discretion. This provides a comfortable experience for the next guest. Unfortunately, cats are not allowed in our home and will be subject to a $500 fine. Additionally, any pets found to be in the home without our knowledge will also be subject to a $500 charge. When unloading your pets, be sure to keep them on the leash or at anytime while in the front yard. The pets cannot be loose while in the front, but the back is entirely fenced off so this is where they can be off leash. We ask that you please keep dogs off the furniture. This allows us to remain a dog-friendly home and ensures that any future guests can also enjoy the Villa at Vilano. For your convenience, we also have a dog wash station outside on the side of the house with provided shampoo to help you keep your pup clean during your stay. There is also a stand with two bowls for food and water for your pup. You are responsible for cleaning up after your dog. Please pick up after your dog in the yard and place all bags in the trash bin on the side of the house. If there are excessive amounts of dog excrement left behind OR excessive dog hair, there will be an extra $100 cleanup charge assessed after checkout. In order to protect your dogs safety, as well as our home, you agree to kennel your dogs at all times when not present at the house. We do provide a kennel if you do not have one. Prior to check-in, be sure to tell us your dog’s name for a special welcome! TV Services: The unit is equipped with a Roku TV and will require guests to sign into their app accounts. It is the guests responsibility to sign out of their accounts prior to check-out to maintain the integrity of your account. There are two remotes: 1 for the Roku TV, and one to activate the LED lights behind the TV. If you wish to use this light feature, the remote generally will take a few seconds to warm up when the first button is pushed, so hit any button and wait about 5 seconds to activate it, then you can begin to flip through the settings. It is sound and voice activated, and has 4 different strobing options at the bottom of the remote. Internet Access: We offer blazing fast internet. To connect, you will be prompted to provide a login and create a password. By using our internet and providing an email address, you agree that you will not be participating in illegal activity and are willing to receive communication via email if need be. This will very similar to accessing internet at an airport, or hotel. These notifications can be canceled at anytime. We do not distribute or sell email addresses. Largely, this is used to ensure that should we get called for any sketchy internet use, we have a record of who was using the internet that day. We guarantee that the internet is paid for, however, should the internet go down we will attempt to fix the issue by scheduling an appointment with Xfinity. Due to the nature of these calls and their scheduling, we are at their mercy. We do not refund for loss of internet as this is out of our control but promise to do everything in our power to get it back and running as soon as possible. Parties, Smoking, and Noise: We do not allow any smoking, parties, loud music, or disturbances. We love our neighbors and like to respect their comfort. Therefore, parties are not allowed under any condition. If we get the sense that a party is happening and we are unable to reach you, we will have to alert the online travel agency. Any instance of breaking these rules can result in your booking being immediately canceled. Dates canceled due to a violation of this rule will not be refunded. A $250 fine will be charged for any noise complaints that require intervention. We use surveillance technology in the way of cameras in the front of the house and driveways, we will use this to verify that rules are not broken. There are no cameras inside the house. Quiet Hours: Quiet hours are after 10 pm on weekdays, 11 pm on weekends. Please respect our neighbors who live and work in this community. This is a very prestigious area of St Augustine and highly residential, we wish to preserve its integrity as well as maintain our relationship with our neighbors. Damages: It is your responsibility as the guest to report any damage you find inside the home within the first 4 hours of check-in. We do thorough maintenance checks, but sometimes, we may miss things. When this happens we will confirm that the damage was not your responsibility. However, if no damage is reported within the first 4 hours of the booking, and there is damage found at the end of your stay, the replacement and repair value will be the responsibility of the guest. Early Check-in & Late Check-Out: If you want to check in early (ECI) or check out late (LCO), you must request the option at least 24 hours in advance. The cost for either of these is $50. If you are in the house after the check-out time (10 am), you will incur a $100 late check-out charge for every hour beyond the check-out time. This helps us ensure that there is ample time to thoroughly clean the home for our next guests. All ECI and LCO requests are subject to our approval and availability. We are not responsible for guest belongings after check-out time. We will do our best to notify you and return items to you in the event that we find something left behind. Travel Insurance: We highly recommend you purchase travel insurance. As with hotels and other hospitality industries, we do not reimburse for weather or sickness related issues. BBQ Grill: The grill is propane and is a standard grill with side burner. Do not use the grill unless you are comfortable with propane grills and have experience with them. Do not move the grill. If using the BBQ grill, we ask that you clean it after each use. To do so, please turn the burners on high for 5 minutes with the lid down, then turn off the burners, and scrape the grill using the grill scraper. Turn off the propane tank at the end of use. Firepit: The chiminea firepit is one of the most enjoyable features of the house, however, safety comes first. You must feel comfortable starting a fire on your own, we are not responsible. If you do not feel comfortable working an open fire, please do not use the firepit. As mentioned, we do provide sand and the hose is easily able to reach the firepit if needed. Before going to bed, please remember to turn off the string lights so neighbors can sleep. Plan ahead! Based on local regulations and policies, we cannot provide firewood. However, firewood can be purchased at multiple locations on your way into town – Home Depot, Lowes, Walmart, and Ace Hardware are all within 10 minutes of the home. Landscaping: Generally, landscaping occurs on Mondays. You may be asked to move your vehicle if parked on the driveway towards the shed side of the house. Depending on the weather, this date may change. We ask that you do your best to work with our landscapers who work so diligently on keeping the yard in tip top shape for guests. Development outside of Villa: This is a highly sought after and developing area. We are not responsible for development/noise outside of the home (ie: contractors doing work outside of our home on other properties, restaurants, etc...). Lost Items: We are not responsible for any lost items left behind by guests, or items that were shipped to you during your stay. We do make every effort to return items to guests that are of high value, such as electronics, jewelry, etc. You will be required to pay for shipping and a $20 processing charge for any items left behind. Use of garbage disposal: The garbage disposal can be turned on with a switch located below the sink. Please be gentle with garbage disposal, and when it is being used always be sure water is running while disposing. Do not put hard or sticky items down the disposal. If you are unsure of what can be put in the disposal, just throw it in the garbage can. If there is any damage to the garbage disposal and a plumber needs to be called, a $75 service charge will be assessed at check out. Special instructions for Trash removal and Recycling (Thur/Fri) Fridays are trash and recycling days at the Villa. We kindly ask that you bring the trash can to the end of the curb if you are at the house on a Thursday. If checking in or are at the house on a Friday and the bins have been empteid, we ask that you return the trash to the side of the house. You will see two cedar sidings that easily fit both cans. Other things to note: This house is dog friendly and we would like to keep it that way! As mentioned before dogs are not allowed on the furniture in any of the rooms nor are they allowed on the beds. We love our furry friends but if these rules are not respected we will have no choice but to stop permitting dogs. We cannot provide add’l lock codes or provide your unique code to others in your party. You will be solely responsible for the use of your lock code. We have two cameras on the property and they face public facing spaces only. These are primarily for the safety of the home, and for guests staying on the property. One camera overlooks the driveway, and the other is a doorbell camera. If these are found to be tampered with, your stay will be discontinued without refund. We will check with out internet service provider first to ensure this is not a connection issue. Check in instructions: Check in time is 4 pm. You will receive your code w/in 24 hours of arrival. The check-in is self-driven and does not have a key exchange. Prior to checking out: Please place all used dishes in the dishwasher and start a clean prior to leaving free of food debris. All trash should be placed in the bin on the side of the house outside. Please pick up after your dog in the yard and place all used bags in the trash bin on the side of the house. You are responsible for cleaning up after your dog, if there is excessive amounts of dog excrement left behind OR excessive dog hair there will be an extra $100 service charge assessed after checkout. If it is summer, set the AC to 78 degrees. If it is winter, set the heat to 68 degrees upon checkout. Our team will take pictures to document the condition of the home upon check-out. If there is excessive trash in the unit upon check-out, we will charge an additional $100 deep clean char
