The coveted Fullerwood neighborhood is close to the Fullerwood park and has multiple tasty restaurants and hang out spots all in walking distance. Dos coffee is a trendy coffee shop that has tasty pastries and wine too. For desserts, hit up Creme da la Cocoa. The Trolley pickup, Fountain of Youth, and the Old Jail are all easily reached by foot!
A 1 minute walk up the road and you will be at Dos Coffee – one of the trendiest, and tastiest coffee and wine shops in St Augustine. Across the street, is Crème de la Cocoa – all the rage in St Augustine when it comes to sweets and baked goods.
Kitty corner from these shops is the red Trolley pickup. Get yourself a trolley pass for the day and you can hop on and off at different areas of St Augustine and not have to worry about the craziness of parking downtown. Also, there are bike rentals within a 1 minute walk of the house. There are multiple modes of transportation to get to and from the Marsh View Ranch.
You are less than 2 miles from both Vilano Beach, and St Augustine downtown. Take your pick or just spend the weekend here and never leave.
St Augustine has so much offer, the Marsh View Ranch is the perfect jumping off point to get the most of out of your visit. With plenty of live music, world renowned restaurants, beach and downtown settings, as well as exclusive wine and beer offerings, St augustine is sure to satisfy even the most sophisticated traveler.
Safety:
The hallways are lit with photosensor nightlights, so you can see your way at night when moving throughout the house. Attached at each photosensor light is an emergency, battery pack powered light, that can be detached and automatically turns into a flashlight. There are multiple escape routes throughout the house that are listed at the bottom of this handout. There is a motion sensor light over the main driveway as well as in the backyard (this one can be turned off).
Below the sink is the fire extinguisher, as well as the first aid kit.
The firepit has a metal grate that at the end of use must be placed back on in order to avoid kicking off embers. There is a hose attached to the house that stretches and can easily reach the firepit area to douse the fire before putting the grate in place.
You will be given a code that only is available to you, it will be given to you 24 hours prior to your departure and is deleted and invalid within hours of checkout.
The Marsh View Ranch is a fantastic place for families and children of all ages. While it is family-friendly, it is not child-proof. Furniture is not bolted into the walls, and drawers and cabinets are not equipped with child safety fasteners or locks. Ultimately, you accept responsibility for the safety of all guests including children <18 years old.

These policies are in place to protect the property, ensure a comfortable stay for all guests, and maintain a respectful relationship with our neighbors.
House Rules
Age Requirement / Third-Party Bookings
The minimum age to book Marsh View Ranch is 25 years old. Third-party bookings (where the booking guest will not be present at check-in) are not permitted. Violation of this policy will result in immediate cancellation of the reservation without refund.
Parking
Parking is free, included, and available on-site. You must notify us in advance of the number of vehicles in your party so we can comply with local regulations. Street parking is not permitted.
Additional Guests
Any guest entering the property beyond the number listed on your reservation is subject to a $30 per person, per nightfee. A guest is defined as anyone who enters the property at any time.
This policy is strictly enforced to prevent parties, maintain neighborhood relations, and comply with local occupancy and fire marshal regulations. Accurate guest counts also ensure proper preparation of linens, towels, and amenities.
Pet Policy
We are dog-friendly and welcome up to two dogs per stay with a $100 non-refundable pet fee per pet. Additional dogs must be requested and approved in advance.
Cats are not permitted and will result in a $500 fine. Any undeclared pets will also incur a $500 charge.
Dogs must remain leashed in the front yard at all times. The backyard is fully fenced and approved for off-leash use. Pets are not allowed on furniture or beds. Excessive pet hair, damage, or waste left behind will result in an additional $100 cleaning fee.
Guests agree to crate their dogs when not present in the home.
TV Services
The home is equipped with Roku TVs. Guests are responsible for signing into and out of their personal streaming accounts before checkout.
Internet Access
High-speed internet is provided. Access requires entering a name and email address. This information is used solely for security and compliance purposes and is never sold or shared.
While we make every effort to maintain reliable service, internet outages are outside our control and are not grounds for refunds.
Parties, Smoking, & Noise
Parties, smoking, loud music, and disturbances are strictly prohibited. Any violation may result in immediate cancellation of the reservation without refund.
A $250 fine will be charged for any noise complaint requiring intervention. Exterior cameras monitor public-facing areas only and are used solely to verify compliance. There are no interior cameras.
Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM on weekdays and 11:00 PM – 8:00 AM on weekends. This is a residential neighborhood, and strict adherence is required.
Damages
Guests must report any existing damage within 4 hours of check-in. Failure to report damage may result in responsibility for repair or replacement costs identified after checkout.
Early Check-In / Late Check-Out
Early check-in or late check-out must be requested at least 24 hours in advance and is subject to availability. Each is $50.
Guests remaining past the checkout time will be charged $100 per hour.
Travel Insurance & Weather Policy
Florida weather, including hurricanes, is a known seasonal risk. We do not offer refunds for weather events, storms, or hurricane threats unless a mandatory evacuation order is issued for the property’s location.
In the event of a mandatory evacuation, refunds will be issued for unused nights only. We strongly recommend purchasing travel insurance, especially during hurricane season.
BBQ Grill
The grill is propane. Guests must be experienced with propane grills and are responsible for cleaning it after use. The grill should not be moved. Turn off the propane tank after each use.
Firepit
Guests must be comfortable operating an open fire. Fires must be fully extinguished after use. The metal grate must be replaced before leaving the firepit area. Turn off all backyard lights before bedtime. Firewood is not provided but is available locally.
Landscaping
Landscaping typically occurs on Fridays and may vary due to weather. Guests may be asked to move vehicles to allow access.
Lost Items
We are not responsible for lost or forgotten items. If an item is recovered and returned, a $20 processing fee plus shipping will apply.
Garbage Disposal
Use the garbage disposal sparingly. Do not place hard or sticky items inside. Any plumbing service required due to misuse will result in a $75 charge.
Trash & Recycling Schedule
Trash pickup occurs on Mondays. If you are staying Sunday night, please place the trash bin at the curb Sunday evening. If you are present after pickup on Monday, return the bin to the side of the house.
Recycling pickup occurs on Wednesdays. Please place the green recycling bin at the curb Wednesday evening and return it Thursday if staying.
Safety & Property Boundaries
The backyard is fenced to the marsh edge. Guests are responsible for ensuring no one goes beyond the fence. The marsh area is not safe for exploration, especially during high tide. Entry beyond the fence is at your own risk. Children and pets must be supervised at all times.
Security Cameras
The property has exterior cameras monitoring public-facing areas only. Tampering with cameras will result in immediate termination of the stay without refund.
Check-In
Check-in is at 4:00 PM. Access codes are sent within 24 hours of arrival. Self check-in only; no key exchange.
Checkout Instructions
Before departure, please:
• Start the dishwasher with used dishes (free of food debris)
• Remove all trash to the outdoor bin
• Pick up and dispose of pet waste
• Set AC to 78°F in summer or heat to 68°F in winter
Excessive mess or trash left behind will result in a $100 deep cleaning fee.
