House Rules – Tranquility at San Jose
By booking this property, you agree to the following house rules. These rules are in place to protect the home, ensure a safe and comfortable stay, and maintain compliance with local regulations and neighborhood standards. Violations may result in fines, immediate cancellation of the reservation, and removal from the property without refund.
Trash & Recycling
• Trash pickup is on Fridays.
• If you are at the home on Thursday evening, trash bins must be placed at the curb.
• If checking in on Friday and bins have already been serviced, they must be returned to the side of the house on the garage side, behind the bush.
• Recycling is collected every other Tuesday. Guests are responsible for monitoring the schedule.
Failure to follow trash instructions may result in an additional service fee.
Age Requirement & Third-Party Bookings
• The primary booking guest must be at least 25 years old.
• Third-party bookings are not permitted.
• Violation of this policy will result in immediate termination of the stay without refund.
Parking
• Parking is free but limited.
• Guests must disclose the number of vehicles in advance to remain compliant with local regulations.
• Overnight street parking is not permitted.
Guest Count & Additional Guests
• Each guest over the number listed on the reservation will be charged $30 per guest, per night.
• A guest is defined as any individual who enters the home at any time.
• Unauthorized guests may result in cancellation without refund.
Pet Policy
• Dogs are permitted with a non-refundable pet fee per pet.
• Maximum of two dogs unless pre-approved.
• Cats are not permitted and will result in a $500 fine.
• Undisclosed pets will incur a $500 fee.
Additional pet rules:
• Dogs must be leashed in the front yard.
• Backyard is fenced and may be used off-leash.
• Pets are not permitted on furniture or beds.
• Guests must clean up after pets. Excessive pet hair or waste will result in a $100 cleaning fee.
• Dogs must be kenneled when left unattended.
TV & Streaming
• Roku-enabled TVs are provided.
• Guests must log out of all streaming accounts prior to checkout.
Internet Use
• Internet access is provided.
• Illegal activity is strictly prohibited.
• Internet outages are not refundable and are outside the host’s control.
Parties, Smoking & Noise
• Parties, events, smoking, and loud music are strictly prohibited.
• Noise complaints requiring intervention will result in a $250 fine.
• Violations may result in immediate cancellation without refund.
• Exterior cameras monitor public areas only.
Quiet Hours
• 10:00 PM – 8 AM
Please respect this quiet, residential neighborhood. We can lose our rental license if this is violated.
Damages
• Any damage must be reported within 4 hours of check-in.
• Unreported damage discovered after checkout will be charged to the guest.
Early Check-In & Late Check-Out
• Requests must be made at least 24 hours in advance.
• Early check-in or late check-out fee: $50.
• Staying past checkout time (10:00 AM) will result in a $100 per hour charge.
Fire Pit
• Guests are responsible for ensuring propane tanks remain filled during their stay.
• One tank is located in the fire pit and a backup tank is located in the garage.
• There is no propane refill service provided.
• Guests must turn off the fire pit and string lights when finished.
Landscaping
• Landscaping generally occurs on Tuesdays and may vary based on weather.
Lost Items
• The host is not responsible for items left behind.
• Return of high-value items requires payment of shipping plus a $20 handling fee.
Garbage Disposal
• Guests must run water while using the disposal.
• Hard or sticky items are prohibited.
• Damage requiring a plumber will result in a $75 service charge.
Cameras & Security
• One exterior camera monitors the driveway only.
• Tampering with security equipment will result in immediate termination of the stay without refund.
Checkout Requirements
• All dishes must be placed in the dishwasher and started prior to departure.
• Trash must be removed to outdoor bins.
• Pet waste must be picked up and disposed of properly.
• Thermostat settings at checkout:
o Summer: 78°F
o Winter: 68°F
• Excessive trash or mess may result in a $100 deep-cleaning fee.
