🔥 POOL HEATING
Pool heating is FREE and maintained at 85–86°F.
The heat pump operates most efficiently above 60°F, and automatically shuts off below 55°F to protect the system.
Pool temperatures vary with weather, humidity, and nighttime conditions.
We do not offer refunds for temperature changes, as they are weather-dependent.

The beautiful and highly sought after Vilano Beach area is pristine landscape. Our particular location is a short walk to the most popular restaurant in St Augustine, Cap’s on the Water. In addition, the exclusive beach is a short 5 minute walk.
Ubers and Lyfts are plentiful and available, but downtown St Augustine is also only a 7 minute drive.
Safety:
There is a pool alarm on the sliding door from the inside of the property that leads to the pool. There are more details about how to properly monitor and use the pool alarm after you’re booking.
The hallways are lit with photosensor nightlights, so you can see your way at night when moving throughout the house. Attached at each photosensor light is an emergency, battery pack powered light, that can be detached and automatically turns into a flashlight. There are multiple escape routes throughout the house that are listed at the bottom of this handout. There is a motion sensor light over the main driveway.
Below the sink is the fire extinguisher, as well as the first aid kit. With wall mounted fire extinguishers in the garage and upstairs level.
The solo firepit is smokeless and wood burning. In case a fire needs to be put out abruptly, there is a hose connected to the side of the house by the shower and can be used to douse a fire if needed.
You will be given a code that only is available to you, it will be given to you 24 hours prior to your departure and is deleted and invalid within hours of checkout.
The Villa at Vilano is a fantastic place for families and children of all ages. While it is family-friendly, it is not child-proof. Furniture is not bolted into the walls, and drawers and cabinets are not equipped with child safety fasteners or locks. The pool alarm is permanent, mandated by the state of Florida, and unable to be removed. Ultimately, you accept responsibility for the safety of all guests including children <18 years old. We do provide a child gate, as well as a pack and play.
There are 3 cameras facing public facing areas only. One is a doorbell camera, another overlooking the driveway, and one overlooking the pool equipment. This is primarily for your safety.

Your booking serves as confirmation that you have read, understand, and agree to these rules and the fees they carry if violated. These policies are in place to protect the property, ensure a comfortable stay for all guests, and maintain respectful relationships with our neighbors.
House Rules
Age Requirement / Third-Party Bookings
The minimum age to book Villa at Vilano is 25 years old. Third-party bookings (where the person booking will not be present at check-in) are not permitted. Violation of this policy will result in immediate cancellation of the reservation without refund.
Parking
Parking is free and provided on-site. Guests must notify us in advance of the number of vehicles in their party to comply with local regulations. Street parking is not permitted.
Additional Guests
Any guest entering the property beyond the number listed on your reservation is subject to a $30 per person, per nightfee. A guest is defined as anyone who enters the property at any time.
This policy is strictly enforced to prevent parties, maintain neighborhood relations, and comply with occupancy and fire marshal regulations. Accurate guest counts also ensure proper preparation of linens, towels, and amenities.
Pet Policy
We are dog-friendly and welcome up to two dogs per stay with a $100 non-refundable pet fee per pet. Additional dogs must be requested and approved in advance.
Cats are not permitted and will result in a $500 fine. Any undeclared pets will also incur a $500 charge.
Dogs must remain leashed in the front yard at all times. The backyard is fully fenced and approved for off-leash use. Pets are not allowed on furniture or beds. Excessive pet hair, damage, or waste left behind will result in an additional $100 cleaning fee.
Guests agree to crate their dogs when not present in the home. A kennel is provided if needed.
TV Services
The home is equipped with Roku TVs. Guests are responsible for signing into and out of their personal streaming accounts prior to checkout.
Internet Access
High-speed internet is provided. Access requires entering a name and email address. This information is used solely for security and compliance purposes and is never sold or shared.
Internet outages are outside our control and are not grounds for refunds. We will work with the service provider to restore service as quickly as possible.
Parties, Smoking, & Noise
Parties, smoking, loud music, and disturbances are strictly prohibited. Any violation may result in immediate cancellation of the reservation without refund.
A $250 fine will be charged for any noise complaint requiring intervention. Exterior cameras monitor public-facing areas only and are used solely to verify compliance. There are no interior cameras.
Quiet Hours
Quiet hours are 10:00 PM – 8:00 AM on weekdays and 11:00 PM – 8:00 AM on weekends. This is a residential neighborhood, and strict adherence is required.
Damages
Guests must report any existing damage within 4 hours of check-in. Failure to report damage may result in responsibility for repair or replacement costs identified after checkout.
Early Check-In / Late Check-Out
Early check-in or late check-out must be requested at least 24 hours in advance and is subject to availability. Each option is $50.
Guests remaining past checkout time will be charged $100 per hour.
Travel Insurance & Weather Policy
Florida weather, including hurricanes, is a known seasonal risk. We do not offer refunds for weather events, storms, or hurricane threats unless a mandatory evacuation order is issued for the property’s location.
In the event of a mandatory evacuation, refunds will be issued for unused nights only. We strongly recommend purchasing travel insurance, especially during hurricane season.
BBQ Grill
The grill is propane. Guests must be experienced with propane grills and are responsible for cleaning it after each use. The grill must not be moved, and the propane tank must be turned off after use.
Firepit
The chiminea firepit is provided for guest enjoyment. Guests must be comfortable operating an open fire. Fires must be fully extinguished after use. Sand and a hose are available if needed. All backyard lights must be turned off before bedtime.
Firewood is not provided but is available locally.
Landscaping
Landscaping typically occurs on Mondays and may vary due to weather. Guests may be asked to move vehicles if access is required.
Nearby Development
Villa at Vilano is located in a highly desirable and developing area. We are not responsible for construction activity or noise occurring outside the property.
Lost Items
We are not responsible for lost or forgotten items. If an item is recovered and returned, a $20 processing fee plus shipping will apply.
Garbage Disposal
Use the garbage disposal sparingly. Do not place hard or sticky items inside. Any plumbing service required due to misuse will result in a $75 charge.
Trash & Recycling Schedule
Trash and recycling pickup occurs on Fridays. If you are staying Thursday night, please place bins at the curb Thursday evening. If you are present after pickup on Friday, return both bins to the cedar enclosure on the side of the house.
We rely on guests to follow this process to keep the property and neighborhood in good standing.
Security Cameras
Exterior cameras monitor public-facing areas only, including the driveway and doorbell. Tampering with cameras will result in immediate termination of the stay without refund.
Check-In
Check-in is at 4:00 PM. Access codes are sent within 24 hours of arrival. Self check-in only; no key exchange.
Checkout Instructions
Before departure, please:
• Start the dishwasher with used dishes (free of food debris)
• Remove all trash to the outdoor bin
• Pick up and dispose of pet waste
• Set AC to 78°F in summer or heat to 68°F in winter
Excessive mess or trash left behind will result in a $100 deep cleaning fee.
